Who it applies to
Whether buying property in your own name can be grounds for a residence permit depends on your citizenship. For some countries it is a direct route, for others there are alternative grounds. We review your case individually on a consultation.

The property purchase process
- Arrival in Slovenia to select a property (I can organize a tour to view options through partner real estate agents).
- Obtaining a Slovenian tax number (tax ID) - required for the transaction.
- Executing the purchase and sale transaction with a notary and an interpreter. The notary checks that the property is clear (free of encumbrances).
- Paying for the purchase by bank transfer. A foreigner can pay either from a foreign account or from an account at a Slovenian bank.
- Paying the real estate transfer tax (2% of the value) - it will be calculated by the tax authority after the transaction.
- Registering the title in the land register (about 2 months of waiting after the transaction; it can be expedited by arrangement).
- After receiving the certificate of ownership - submitting documents for a residence permit on the grounds of property ownership.
Housing requirements
For a residence permit to be approved, the housing must be suitable for all applicants to live in, at least ~10-12 sq.m per person. That is, for example, a family of 3 will not be granted a residence permit on the basis of a 20 sq.m room - adequate housing is required.
Documents for a property-based residence permit
- An application of the prescribed form.
- A criminal record certificate (with apostille and translation) for each adult.
- Documents confirming family relationship if a family is applying (marriage certificate, children’s birth certificates with apostille and translation; recent marriage/birth certificate forms, no older than 3 months, are often required).
- Medical insurance for each person (travel insurance for one year with coverage of ≥30k €).
- The property purchase and sale agreement.
- An extract from the land register showing that the property is registered to the applicant.
- A bank statement showing available funds of about €6,000 per person in the account (proof of financial means for one year of residence).
- A document confirming the availability of housing as the basis (in our case - the aforementioned extract from the land register).
The package is submitted either to the Slovenian embassy at the applicant’s place of residence, or, if the applicant already holds some status in another EU country, it can be submitted directly in Slovenia.
Processing time: approximately 3 months on average for a decision on a property-based residence permit.
